I have also added real estate simply because of the need for shelter and protection of our property rights.

The triangle is the most stable of all geometric shapes. When any of the three pillars are undermined or attacked our American civilization and culture will change. Unfortunately, all three of these pillars have been under attack for many years. In the past several years, the influence changing our culture has been elevated to a very high level.

I think we can overcome the insidious assaults on all of our faiths, our families and our freedom. What we need to do is reinforce the basic premise:

Minority Right ----- Majority Rules

All too often today, this has been reversed. As an example, the health care bill was overwhelmingly rejected by the American people. The legislation passed anyway.

You can easily find examples for how the minority is changing the majority in our faith, family and freedom. It is not too late to be involved.

Livable Communities Act of 2011

The Livable Communities Act of 2011 has been introduced - Senate S1621 and House H.R. 3325. Do your own homework – this will further limit our property rights.

Contact your elected officials today to ensure this legislation never makes it out of committee. Senator Dodd introduced Livable Communities Act of 2009. This legislation did not make it out of committee. However, they are back at it again! They can’t pass a budget but they strive to control your property rights through community planning supported by federal grants. This legislation would promote control of land through transportation, housing, energy at the local level with the use of Agenda 21 principles.

(9) LIVABLE COMMUNITY- The term `livable community' means a metropolitan, urban, suburban, or rural community that--

(A) provides safe, reliable, and accessible transportation choices;

(B) provides long-term affordable, accessible, energy-efficient, and location-efficient housing choices for people of all ages, incomes, races, and ethnicities;

(C) supports, revitalizes, and encourages the growth of existing communities and maximizes the cost-effectiveness of existing infrastructure;

(D) promotes economic development and economic competitiveness;

(E) preserves the environment and natural resources;

(F) protects agricultural land, rural land, and green spaces; and

(G) supports public health and improves the quality of life for residents of, and workers in, the community.

(10) LOCATION-EFFICIENT- The term `location-efficient' characterizes mixed-use development or neighborhoods that integrate housing, commercial development, and facilities and amenities-(A) to lower living expenses for working families;

(B) to enhance mobility;

(C) to encourage private investment in transit-oriented development; and

(D) to encourage private sector infill development and maximize the use of existing infrastructure.

This legislation is based on Agenda 21.

This is a good time to get to know the God of the Bible (why the Bible? How about Evidence That Demands a Verdict, Josh McDowell), the God of Abraham, Isaac and Jacob, for real. Start with prayer for forgiveness for our national and personal rejection of God. Humble yourselves before your Maker.

R-READ or Research

Scriptures for wisdom and the preservation of the soul, and other materials for the preservation of the body. Know your history, and understand what is going on behind the scenes of world politics and government; of the battle of good and evil in human history. Take courage as you arm yourself with the truth.

E-ELIMINATE

Garbage! Time wasters, money wasters, intellect wasters, and space wasters. . . you will be needing room for the things of real value and consequence.

P-PLAN

What is the plan? Make one. In what order will you do what to prepare? Use some of the resources provided by people like Glenn Beck’s List, and personalize it! Adapt a plan to your circumstances and abilities. Get stuff in writing. Keep it in a safe place.

A-ACCUMULATE

Necessities.Food, supplies, and alliances.

R-REHEARSE

Don’t wait until disaster to use and master the skills needed to survive one. Build these skills into your life now as a way of life, and overcome what obstacles present themselves before your survival depends it.

The more prepared others are for a disaster, the better the entire community will fare. After all, you will thrive in a disaster inasmuch as your neighbors, friends, and family do too.

Inflation and/or Environmental Regulations

The refrigerant known as R-22 is being phased out because it eats Earth’s protective ozone layer.

R-22 air conditioners were made until 2010, and millions still operate.

But owners who need to replace leaked refrigerant this year are in for a nasty surprise: R-22 prices have tripled since January. Homeowners who would have paid $100 to recharge an R-22 system last year can now expect to pay $300 to $350, says an industry group, the Air Conditioning Contractors of America.

Housing Inventory

With these graphs, it is easy to see that the inventory of existing homes for sale, the shadow inventory and new homes for sale are all trending down. Combine this information with the significant shortfall of new housing starts and you have the start of a sellers market. AND, the reversal of housing prices. AND, the reality that interest rates will have to increase. It is possible that this could flat line due to high gas prices, escalation of middle east conflicts and continued government policies. 2012 will be the tipping point for many.

College Graduates

Did you know that in 2012, there will be 1,781,000 students graduating from college with a bachelor’s degree? This is in accordance with the National Center for Education Statistics.

 
Of these graduates, I am sure many will pursue a master’s because of the lack of jobs and many will find employment in a field other than what they studied in college. We need to help these students enter to workplace.

According to same organization, employers are seeking the following traits:
Ability to work in a team
  • Verbal communication skills
  • Ability to make decisions and problem solve
  • Ability to obtain and process information
  • Ability to plan, organize, and prioritize work

Reasons for Face-to-Face Meetings

When the daily avalanche of emails and voice messages gets overwhelming, it’s so tempting to retreat to my office and start typing replies and returning phone calls. That’s one of the biggest mistakes I can make.

No matter what industry we’re in, we’re all in the people business. We’ll only be successful if we really get to know our customers and colleagues. Many of my tech marketing clients are so busy that they now prefer texting to even emails or calls. Skype, WebEx and audio calls are convenient and create the illusion we’re actually having a meeting -- but nothing beats the power of a truly personal, face-to-face connection.

What can you learn from an in-person meeting that you can’t from a virtual one?

1. You're off the record. In Silicon Valley and many other places, there are few private offices. Many of my clients work in cubes and can’t have private telephone conversations with me or anyone else. This means that when I talk to them on the phone, I might not get to hear the most important information they can share: the unique team dynamics or executive’s personality quirks that would make or break our ability to match an expert consultant. Over sushi or a latte or a walk around the block, my clients can let me know more -- with more color -- than they can over the telephone or in an email.

2. Make use of not-so-small talk. Most business conversations are focused on solving a problem quickly and efficiently, while business relationships are built when people take the time to share and learn more about each other. That happens more naturally in person than over the phone or in an email. What cements a bond between people? Small talk about a favorite team, passion for pecan pie, parenting challenges, and the other bits and pieces that make us unique and interesting.

3. Make an impression. I bought a new handbag. It’s faux ostrich and it’s pink. Really pink. I’ve received compliments on it from every woman (and one man) I’ve met with in the past two weeks. I had worried it was perhaps not professional enough for business. But the style and color were bold, “spring-y” and made me smile. Who knew my $60 knock-off handbag would be such a great conversation starter and deliver such a strong personal statement? How do you do that over Skype?

4. Read the body language. Facial expressions often communicate so much more than words. We host consultant coffees and invite a handful of independent consultants to our office in order to better understand the nuances of each professional in a relaxed setting. We need to know what isn’t on the resume that makes each person unique. In their eyes and in their body language, we can see confidence, empathy, fear, friendliness or sincerity. That ability to “read” a candidate beyond their keywords is a huge competitive advantage for us.

5. Learn where the action is. I find out so much when I visit one of my clients in their office. Is the lobby bright and inviting with recent accolades proudly displayed? Do employees seem happy? Is there free juice and healthy snacks in the cafeteria? Brand new Herman Miller chairs in the conference room? Is everyone moving in slow motion or is there a palpable buzz? The environment speaks volumes and may factor into your business proposal or plan. By understanding company dynamics, we can communicate more effectively to meet their needs.

I love new technologies that allow me communicate with others more freely and quickly. But as a business owner, I try to remember customers want to work with someone they can relate to, not just buy from.

Housing Resale SUPPLY

This graph shows a declining supply of homes for sale on the market. It is clear that there has been a remarkable buyers market and it appears to be ending.

Remember the demand side ---- pent-up demand from increased population and a delay in family formations. The shadow inventory seems to be trickling out from the banks. They are managing foreclosures and not flooding the market as they did before.

On the supply side ---- decreased supply of homes on the market and historic low new home production. On the financing side ---- lowest interest rates in our life time.
RESULT -- a sellers market is coming! RESULT --- housing appreciation is coming!

Conclusion: If you or someone you know are interested in buying a home - don't wait!

Branding

1. Determine Your Emotional Appeal

For starters, think broadly about your personality and how it affects the experience someone will have with you. Are you insanely organized? Do people love working with you for your killer sense of humor?

Make a list of words that best describe these features of your personality. These words are known as emotional modifiers. Hint: They can be as simple as Disney’s “fun.”

Questions to Consider:

• How do I make people feel?

• How do people benefit by working with me?

• What words do others use to describe me?

2. Determine Your Description

Your next step is coming up with a descriptive modifier that brings clarity to the emotional modifier, identifying what or who your brand is for. In Disney’s case, it’s “family.” In Nike’s mantra, “authentic athletic performance,” “authentic” is the emotional appeal, while “athletic” tells you what the brand is for. As an individual, yours might be an industry (“healthcare” or “education”), or it might be a tangible skill (“creative” or “strategic”).

Questions to Consider:

• What field or industry am I in (or do I want to be in)?

• What are the words I would use to describe my work?

• Who is my target audience?

3. Determine Your Function

Lastly, write down what, exactly, you do (or will do). It might be something that directly relates to your career: writing, graphic design, or financial planning, for example. Or, it might be something more broad, like Disney’s “entertainment.” Are you a manager, a creator, an organizer? A connector of people?

Questions to Consider:

• What service do I have to offer people?

• What do I do that makes me stand out from everyone else?

4. Put it All Together

Finally, look at your three lists of words, and see how you can combine them into a short sentence or phrase—no more than five words. Your brand mantra should communicate clearly who you are, it should be simple and memorable, and it should feel inspiring to you. You might be a “dependable, strategic planner” or “a creative professional connector.” Or, your mantra might be something like, “motivating others to do their best.”

Elevator Speech

1. Start with a Blank Canvas

Take a blank piece of paper and number it from one to 10. Then, fill in the most important bits of information that you want to convey about yourself, your service or product, or your company. What, exactly, do you do? What have you achieved, and what are your goals? Who does your company serve and why? Focus on the most interesting or memorable facts—the ones that really make you stand out from others.

2. Red Pen It

Using a different color pen, edit what you’ve drafted with a critical eye. Eliminate any redundancies, unnecessary or unclear information, and broad business jargon. More importantly, hone and enhance the good stuff. “I’m great at sales” isn’t likely to pique anyone’s interest, but “I’ve exceeded my sales goals every quarter for the last two years” sure might.

3. Pick a Card

Grab five index cards, and label them “Who I Am,” “What I Do,” “How I Do It,” “Why I Do It,” and “Who I Do It For.” Add each item on the list you’ve created to the card where it fits best. Ideally, you’ll have two compelling sentences underneath each heading, so fill in any gaps if you need to.

4. Get in Order

Organize the cards in a logical order, making sure the most important information is first. Remember, you often only have a few seconds to communicate with someone. If you get cut off, what would you want her to walk away remembering?

5. Add an Attention-Getter

Add an interesting fact or stat to use at the beginning of your speech. Your goal is to immediately engage someone so that he or she is intrigued and wants to learn more.

6. Practice!

Recite your pitch to close someone who can be objective, and ask for constructive feedback (although we love our friends and families, sometimes they think we can do no wrong!). What may seem clear in your mind might come across as convoluted, long-winded, or fragmented to an outside observer.

7. Record Your Pitch

Once you’ve gotten feedback and honed your pitch even further, record yourself saying it. Listen to your tone—make sure it’s friendly, non-threatening, and that you’re not talking a mile a minute (knowing you only have a few moments to speak may subconsciously increase your pace). Really listen to what you’re saying—make sure you’re not repeating words and that you’re sending the message you really want to convey.

8. Ride the Elevator

The next time you ride an elevator (alone), practice your speech. First, give yourself some time by going to the highest floor. Then, try giving your pitch from a middle floor and from the first to the third floor, too. Having to make just a few brief moments count will help you to hone the words you need and scrap the ones you don’t!

Refinancing - FYI

As you know, I am not a mortgage rep but the refinancing information is important to know either for yourself or for someone you may know. There has been much talk recently about new refinancing options available for homeowners who are underwater. Being underwater means you owe more on your home than it is worth.

The most recent program is referred to as Home Affordable Refinance Program (HARP) 2.0. This program is open to borrowers whose mortgages are owned by either FNMA or Freddie Mac, which are conventional mortgage programs.

Under HARP 2.0, lenders will be able to waive the appraisal portion of the refinance and not be concerned about their loan to value (LTV). They will be able to take advantage of historically low interest rates and reduce their monthly payments.

At this time, lenders are preparing to open up this program. What you can do in the interim is figure out whether your loan will be eligible. Requirements for eligibility include:

• Your mortgage must be owned or guaranteed by Freddie Mac or Fannie Mae

• Your original loan must have closed no later than May 2009.

• Your mortgage cannot have been previously refinanced under HARP.

• Your current loan-to-value ratio must be greater than 80%.

• Borrower must be current on the mortgage at the time of the refinance, with a good payment history for the past 12 months.

The Private Property Rights Protection Act of 2012 H. R. 1433

This Congressional action will prohibit government from exercising its power of eminent domain for economic development. Contact your Congressman to vote YES

There are 28 co-sponsors of this bill. The summary:

“Private Property Rights Protection Act – Prohibits a state or political subdivision from exercising its power of eminent domain, or allowing the exercise of such power by delegation, over property to be used for economic development or over property that is used for economic development within seven years after that exercise, if the state or political subdivision receives federal economic development funds during any fiscal year in which the property is so used or intended to be used.”

This is important legislation to restore private property rights. Should you not voice your opinion? Not to speak is to speak!
